Your Property
As we have said
before, your home can be priced perfectly and maybe even under market
value but if nobody knows it's for sale, then it probably won't
sell.
MLS -
the biggest advantage the Multiple Listing Service has to offer
is exposure to co-operating brokerages and their agents. This means
your property data is accessible to hundreds of agents in Highlands
County, thousands of agents in Central Florida. This means, you
don't just have two agents working for you, you'll have hundreds!
Print Advertising
- with the advent of the Internet, print media has lost more and
more in market share. Remember how many major metropolitan newspapers
went out of business in 2008? When it comes to real estate, over
85% of buyer search for their next home online, they never pick
up a paper to browse classifieds. Our goal is to get your home sold
and that's why we opt to advertise your home where today's buyers
will be looking for it - online! However, we run a monthly one-page
color ad in "Highlands Homes", a real estate magazine, which is
distributed for free allover Highlands County.
Open House
- We enjoy holding Open Houses. We don't mind them at all. However,
we'd like you to know that less than 2% of homes actually sell as
a direct result of an Open House. So, who are these people that
go to Open Houses? We've come across many "tire kickers", some folks
told us straight up that they are re-doing their kitchen and are
looking for ideas. Many stop by because they've seen the sign and
were nosy. None of these are potential buyers. Will we hold an Open
House for you? Sure! Do we rather rely on other avenues to actually
sell your home? Absolutely!
The Internet
- As previously mentioned, the Internet has taken the place of traditional
print media when it comes to advertising. This holds especially
true in real estate. The internet gives buyers access to ALL listings
for sale and these listings include color photo graphs, video tours
and detailed specs and discribtions. No newspaper ad can deliver
that! As our client, you will find your home showcased on all the
major real estate websites such as Google, Yahoo, Realtor.com, Active
Rain, Coldwellbanker.com, Century 21.com, ERA.com, Zillow, Trulia,
Twitter to name just a few. Most of these sites feed to secondary
sites that cater to regional areas. In a nutshell, if buyers are
looking to purchase your type of home, they will find the listing
online!
